Scenic Ave: Sweeping Bay Views

The story

1409 Scenic came to us after the listing agent saw our renovation and successful sale of 751 The Alameda. The home had sat unfinished for nearly two years due to contractor issues, COVID delays, and complex City of Berkeley setback requirements.

NSP , through RRE, restructured the project as an LLC partnership with the seller, guaranteeing a $1.85 million sale price. After raising more than $1 million to complete the renovation and resolving the permitting challenges, the home was completed and brought to market in August 2026 as a 5-bedroom, 3.5- bathroom, nearly 3,600-square-foot residence listed at $3.495 million.

You don’t need to do this alone. We are here to make this transition easy and profitable.

Investment method: Profit Share

Some people want the simple option, but they also have a fear of missing out. This option gives you the best of both worlds. We will purchase your home at market value or slightly under, then we will renovate it, sell it, and share the profit with you. This gets you cash right away and removes the burden of a mortgage or other expenses.

This path aligns our incentives. We win when you win. You get one check today and another down the road.

Pre Renovation Value: $1,850,000

Cost of Renovation: $1,100,000

Projected Sale Price: $3,600,000

Philosophy

Selling your home, and how you do it, is an important financial decision. It can also be very stressful!

We are passionate about getting sellers the most amount of money possible for their home.

This sets them up for the next chapter of their lives, adding to their retirement funds, helping them take care of loved ones, or maybe giving them some extra vacation money. Whatever your next chapter looks like, we want to make this one as simple, easy and profitable as possible.

How does it work?

The NurtureSource Process is Simple:

01

Connect & Meet

We start with a quick call to understand your goals and the space.

Virtual or in-person.

02

Our Recommendations

We review everything and come back with a clear plan, budget, and timeline.

03

Design & Sell

We manage every detail and keep you updated throughout. Most clients see a 50–100% return on their investment.

04

Finishing Touches

We stage the space to feel warm and inviting, then capture it with professional photos to maximize appeal.
